As a property management company, we take care of all the documentation related to the life of the community:
- Internal Regulations and Statutes of the said Community of Owners, if any.
- Deed of horizontal division.
- List of owners with payment terms, and address for sending correspondence.
- Minute Book and NIF.
- Supplier contracts.
- Supply contracts.
- Community insurance where applicable.
- Owners' receipts.
- Expense invoices, delivery notes, orders, order notes, work reports.
- Control of receipts and payments.
- Budgets for services, projects.
- Any document that may be useful in the management of the community.
- Attention to incidents.
- Control of unpaid debts.
- Recruitment of employees for the community (Employment Advice)
- Control of salaries and Social Security.
- Preparation and filing of quarterly self-assessments and informative declarations (Tax Consultancy).
- Claims to the different companies.
- Continuous control and monitoring of legal matters in community proceedings (Legal Advice).
- Reception of complaints and suggestions.
- Relationship with organisations involved in the different processes.
- To ensure the proper management of the property, its installations and services (Art. 20 LPH).
- Attention to the conservation and maintenance of the property (Art. 20 LPH).
- The accounts of the community shall be kept punctually, and at the end of each financial year, the Administrator shall present, for the approval of the Meeting of Joint Owners, the economic balance of the year, with a breakdown of each and every one of the expenses paid during the financial year, as well as their grouping by concepts, months and balances.
- Details of monthly payments and the financial situation of the community.
- The administrator shall convene the Owners' Meetings in accordance with the Horizontal Property Law or the Community's Articles of Association.
- Preparation and distribution, in advance of the Meeting, of the necessary documentation so that the co-owners can attend the Meeting informed. The administrator will attend the Meeting, draw up the Minutes and will be responsible for distributing them to the co-owners. He/she will also be responsible for the custody and filing of the Community's own documentation.
- Correspondence and informative e-mails.
- Relations with all building maintenance and service companies.
- Awareness of any insurance complaints against the community.
